Your duties are to protect and preserve our client’s property by residing full time, reporting threats, risks, and any maintenance issues promptly.

Anything from 3-5 days of viewing. Make sure your paperwork is in order prior to booking a viewing. We also recommend you review our guardian criteria.
We collect a key fee upon the signing of your licence agreement. This is like a deposit and equivalent to 1 month’s licence fee and returned when you vacate the living space.
Every licence has a 28-day notice period to terminate the agreement. If the notice was served by us, we will prioritise and endeavour to find you a suitable replacement living space before your occupation comes to an end. Once we have received your keys, we will inspect the living space to ensure it is in the same condition as when you moved in. Assuming all is well, the key fee will be returned within 28 days.
Licence fees vary between 30% – 50% of the local market rents and are dependent on a number of factors such as location, condition, and size of the rooms.
We charge a small fee to secure your space which includes the carrying out of references.
All our spaces are unfurnished. You are welcome to bring your own furniture as required.
Every property is different. In most cases they don’t and it will be your responsibility to arrange suitable wifi.
In most cases you can but please check with us for prior approval first.
Yes – we kindly request you consider your fellow guardians by limiting the number of visitors to a maximum of two at any given time.
We will provide you with a 24/7 emergency contact number to report such incidents. You are not required to carry out security functions that put you in danger.
City Guardians have a responsibility to protect our clients buildings, therefore parties are strictly prohibited and noise must be kept to a minimum after 10pm on weeknights and after midnight at weekends.
This is acceptable providing both of you enter a licence agreement with City Guardians. Please be aware that licence fees can double in these instances.
